Premier Service - Our most popular and standard level of service. This service includes many SIGNIFICANT upgraded inspection activities. INCLUDING:
1. A Comprehensive home exam that exceeds the California Real Estate Inspection Association minimum standards. Make sure you verify that all accessible components will be inspected and not just a random sampling (as most reports read). (Starting Value $350.00)
2. A recall verification, analysis and report on every major appurtenant system and appliance. Heating, Air Conditioning, Water Heater, and Kitchen Appliances will all be processed through our patent pending system and you'll have peace of mind knowing your appliances are safe, and if not, exactly how to get the manufacturer to repair that component for free. 3. A complete roof inspection to certification standards. (Roof certifications are available through our company) This should include the inspector examining the roof, FROM ON THE ROOF, not just from the ground where important items can be missed. (Value $200.00)
4. A thorough Heating and Air Conditioning Evaluation that includes temperature spreads at all registers, sizing calculations, equipment match verification, and ROF adequacy. (Value $125.00)
5. A complete visual mold assessment endorsed by a qualified mold company. Where most home inspection insurance specifically excludes mold. We are trained and partner with Mold Detectives, Inc. as our assessment company. (Value $250.00)
6. Complete landscape irrigation evaluation including valves, lines and sprinklers. (Value $125.00)
7. Alarm system inspection and security evaluation. If the property has an alarm system or pre-wire, our alarm specialists will evaluate the system as part of our premier inspection. ($75.00 value for the inspection)
8. A computer generated, NARRATIVE REPORT (not check boxes or section citations) with digital photos, delivered directly to you and your agent.
9. A verbal presentation of findings can either be conducted at the time of the inspection, in person, or if you are not able to attend this can be done via phone. We hope you can be there with us, but in either case we want to make sure all of your questions are answered.

CREIA Basic - The same inspection service as our "competitiors". This is our inspection for the cost conscious who is price shopping for an inspection. This is your "apples to apples" comparison.
Our Premier Plus Inspections are above and beyond what a California Real Estate Inspection Association (CREIA) based inspection will provide you.
Premier Plus Inspection - This is Premier Plus Inspections include:
HEATING AND AIR CONDITIONING SYSTEMS
Heat Exchanger Evaluation: We will be looking for possible cracks inside the heat exchanger that could lead to deadly carbon monoxide poisoning. This is accomplished with the use of specialized camera interfacing boroscopy equipment.
Air Conditioning Compressor Sizing: Many of today's installations are undersized for our summer climate. This condition can lead to inadequate cooling and premature failure of equipment. We will calculate proper sizing based on HVAC industry rule of thumb considerations.
Fireplace Cleaning and Evaluation: Fireplace will be professionally cleaned so a proper evaluation can be performed. Then, with the use of an interfaced video scanner, your entire fireplace system will be inspected for cracks and other potential hidden defects that may pose safety concerns.
ELECTRICAL SYSTEM
Check for Electrical Panel Phasing: This condition can damage sensitive electrical equipment and can overheat electrical wiring and is a significant cause of residential fires.
Testing for voltage drop to receptacles: This can damage your electrical equipment and be an indicator of loose wiring, a potential safety concern.
Thermal Breaker Scan: To identify poor breaker contact and overheating which creates a potential fire hazard, your inspector will utilize an objective thermal sensing unit.
LOW VOLTAGE SYSTEMS
Phone Line Evaluation: Testing of accessible phone lines for proper wiring, voltage delivery, and polarity.
PLUMBING SYSTEMS
Sewer Drain Evaluation (Lines to the Street): With the use of a camera interfaced boroscope we will check for possible blockages (tree roots etc.) for up to 100 feet. We will also be looking for any cracks, separations, etc. that your home warranty may not cover due to a pre-existing condition.
Back Pressure Leak Test: This tests for potential hidden leaks in walls and slabs. (These defects are extremely costly to repair).
Water Main Flow Test: To evaluate the overall condition of the water main to the home, the inspector will utilize a professional water flow meter to determine adequate water delivery to the structure.
APPLIANCE TESTING
C.O. Testing of Appliances: Many gas fired appurtenant appliances release harmful levels of carbon monoxide gas. Your premier inspector will use highly sensitive carbon monoxide testing equipment to determine the presence of potential leakage.
Gas Leak Detection: Many gas systems have small leaks in the gas delivery systems and components. Your premier inspector will use highly sensitive natural gas an/or propane testing equipment do determine the presence of potential leakage at accessible portions of the gas supply system.
Microwave Oven Leak Detection: Many microwaves leak potentially harmful levels of radiation. Your premier inspector will test your built in microwave for radiation leakage.
